All our rooms are equipped with everything you may need for an enjoyable stay and our friendly team will do their best to make your stay a memorable one.
Standard Bookings: - A deposit equal to the first nights’ accommodation is required at the time of booking to guarantee the reservation by a credit or debit card and by paying this you are entering into a contract and accepting our booking conditions. The hotel may require payment in full in advance, or on arrival.
Pre-paid Bookings (2 or more nights): - Full prepayment is required at time of booking by credit or debit card and is non-refundable or transferable.
On arrival, a credit or debit card will be required per room for pre-authorization for an estimated amount (from £20) to cover extras such as meal, drinks etc. Should the guest's account exceed the pre-authorized amount the hotel reserves the right to increase the pre-authorization without the guest present. Any outstanding charges will be debited on departure. For guests without a card, cash will be required on arrival to cover the above.
Checking in and Checking out:
Rooms will be ready from 2.00pm for check in. Rooms can be pre-booked the night before at an extra charge to guarantee an early arrival.
Please advise the hotel, prior to your arrival date, if your arrival time will be later than 9.00pm so that we can arrange a later check-in.
Check-out time is 10.30am and late departures are chargeable. Guests are welcome to use the hotel facilities if arriving earlier or staying on later. A late check-out may be arranged for an extra charge nearer the time of stay and subject to availability.
We ask that all guests return their key cards to reception on check-out. Any key card not returned at check-out may incur a replacement charge.
All cancellation requests must be received in writing.
Standard Booking Cancellation:
The latest cancellation date is 14 days prior to arrival. For cancellations before the cancellation date, the deposit will be refunded in full.
For cancellations after the cancellation date, within 14 days of arrival, the guest will be liable for the total stay and no refund will be given. If the accommodation is re-let, the hotel may refund part or whole of the cancellation charge at the hotel’s discretion. The change of date or shortening of a reservation will be deemed a cancellation.
Holiday insurance is therefore very strongly recommended.
Pre-paid Booking Cancellation:
Any cancellations or amendments to the booking are non-refundable and non-transferable.

Rooms for single occupancy may have, at the hotel's discretion, a single or double bed.
All rooms are made up as twin (two single beds), double (one double bed or king size double) as per the room description. Rooms with more than one bed format will be set as twins unless they are requested to be set as a king prior to the arrival date. Format changes requested on arrival may not be possible and may incur charges.
All Annex rooms are located in the Pilmour Hotel next door, and check-in, check-out and breakfast are in the Ardgowan Hotel.
Behavior of guests and their visitors should not be excessive or rowdy, and must not cause annoyance, distress or embarrassment to staff or fellow guests. Offensive or illegal behavior will not be tolerated. We reserve the right to charge the person making the booking any discretionary compensation payment (or discount that we may have to provide to other guests) as result of the actions of the guest, a member of their party or visiting friends. This includes damage to the hotel building, fixtures, fittings and flood damage.
Failure to comply with any of the booking conditions may result in the party being asked to leave immediately, if in our sole discretion, we feel the conditions have been infringed. The account will be due in full and no refunds will be given in these circumstances.
Pets in the Hotel:
We are a pet-friendly hotel, and pets are allowed in selected rooms, charged at a rate of £20 per stay. We reserve the right to charge the person making the booking any discretionary compensation payment, or discount that we may have to pay other guests, as result of the pet’s actions. This includes damage to the hotel building, fixtures, fittings and flood damage.
Improvements, maintenance and changes to the hotel facilities and grounds take place throughout the year. We will always do our best to ensure guests are not inconvenienced. No compensation will be paid if a facility is not available, but we will do our best to provide a suitable alternative. During quieter periods our restaurant/bar may be only open in the evenings.
Personal belongings are the responsibility of the guest. The hotel does not accept liability whatsoever for any accident, loss or damage to guest property unless such loss is due to our negligence. Any items left at the hotel after guest departure will be held for one month maximum. The hotel cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or for any disturbance that is beyond our control. In all cases, except personal injury or death, our liability to you for the total of all claims arising out of your holiday with us is limited to the cost of the booking.
Smoking is not allowed in any part of the hotel, including all the bedrooms. If this ban is ignored, a deep cleaning charge of £75 per room will be made. If the next occupant refuses to accept the room, you will be liable for the cost of alternative accommodation as well.
We reserve the right to refuse any booking.
